Built for commercial expectations.

Five principles shape every assessment we deliver.

Commercial-only focus

Our practice is dedicated exclusively to commercial and multi-unit assets, so our scope, reporting and methodology stay aligned with commercial expectations.

Standards-driven, regionally informed

We combine nationally recognized assessment standards with a practical understanding of regional construction practices, climate conditions and local building stock.

Clear scope, clear deliverables

We document observed conditions, identify deficiencies and provide lifecycle and capital planning considerations, without engineering design, code compliance certification or speculative conclusions.

Coordinated specialty input

Where included in the agreed scope, we coordinate independent specialty reviews (electrical, HVAC, plumbing, gas, roofing and environmental). All specialty consultants operate within their own professional scopes.

Reporting built for decision-makers

Deliverables are structured, visual and easy to interpret, giving owners, investors and project teams practical information they can act on efficiently.

Frequently asked questions

Still have questions? Call 778-946-0900.

What types of commercial buildings do you inspect?

We inspect a wide range of commercial properties including office buildings, retail units, industrial facilities, warehouses, mixed-use buildings, strata commercial spaces, medical offices and more.

Do you work with qualified trades during inspections?

Where included in the agreed scope, we collaborate with Red Seal-certified electricians, plumbers, HVAC technicians and gas fitters on larger or more complex inspections. This brings system-level expertise and removes the need for clients to coordinate multiple contractors.

How much does a commercial inspection cost?

Pricing varies based on the size, type and scope of the inspection. We offer a simple online questionnaire to gather your building details and provide an accurate quote, with no surprises.

Can you help me decide which inspection I need?

Absolutely. If you’re unsure whether you need a PCA, BCA or something more customized, we’re happy to provide a free consultation or review your project scope to guide you.

Will my report include cost estimates?

Where included in the agreed scope, PCA and BCA reports include immediate repair and capital reserve cost tables to support budgeting and planning.

What is the difference between a PCA and a standard building inspection?

A Property Condition Assessment (PCA) follows ASTM E2018-24 guidelines and includes detailed reporting, system evaluations and, where included in the agreed scope, capital expenditure forecasting. It’s more comprehensive than a standard pre-purchase inspection and designed for buyers, investors and lenders.

How long does a commercial inspection take?

It depends on the size and complexity of the building. Most inspections take between 2 and 6 hours on site. Typical report turnaround is 3–5 business days following the site visit. Report timing is confirmed in your proposal and depends on the property, agreed scope and specialist input.

Do you follow any industry standards?

Yes. Our PCA reports adhere to the ASTM E2018-24 standard when requested, and all inspections follow industry best practices for commercial property assessments.

Do you inspect buildings outside of your home region?

Yes. While we’re based in Kelowna, BC, we also serve Kamloops and the Lower Mainland for larger projects, and other British Columbia locations by arrangement. We’re happy to travel for the right job.

What if I have questions after receiving the report?

We’re here to help. You can contact us any time for clarification or follow-up. Our goal is to make sure you understand the findings and can act on them with confidence.
