Pre-Construction Surveys
A visual and written record of the existing condition of nearby buildings, structures and site features before construction begins, to establish a clear baseline for everyone involved.
Document conditions before work begins.
A Pre-Construction Condition Survey is a non-invasive documentation process that records the visible condition of properties and site features that may be affected by nearby construction, excavation or development.
Construction can introduce vibration, soil disturbance or water diversion. Without clear documentation of pre-existing conditions, it can be difficult to determine whether changes occurred before or after work began. A survey provides a time-stamped record that helps all parties establish clarity.
Surveys commonly cover
- Adjacent buildings and structures
- Neighbouring properties
- Sidewalks, curbs and parking areas
- Retaining walls and site features
- Interior spaces where access is permitted
Documentation may support discussions about insurance claims, contractor disputes or post-construction comparisons, and some projects require it for permitting or risk management.
What the survey includes
All documentation is limited to visible and accessible areas and does not include destructive testing or engineering analysis.
Visual documentation
- High-resolution photographs
- Exterior surfaces and site features
- Interior areas where access is granted
Written observations
- Visible conditions at the time of inspection
- Observable cracks, wear, displacement or deterioration
Reference mapping
- Location-based photo indexing
- Observed irregularities and areas of interest
Optional services
- Pre- and post-construction comparison surveys
- Enhanced documentation where scope warrants
A clear, time-stamped record
Deliverables are organized so any observation can be found quickly and compared later.
- Photo-indexed record of each property and feature
- Written description of visible conditions
- Notation of cracks, displacement and deterioration
- Organized for before-and-after comparison if required

For everyone with a stake in the site next door.
Contractors & developers
A baseline record of surrounding conditions before work starts.
Property owners
Documenting buildings and features adjacent to construction activity.
Municipalities & project teams
Supporting project documentation and risk management.
Insurers & advisors
Objective reference material if questions arise later.
Common questions
When should the survey be completed?
Before any excavation, demolition, piling or heavy equipment work begins. We recommend booking as soon as your construction schedule is set.
Do you need access to neighbouring properties?
Exterior surfaces visible from public areas can be documented without entry. Interior documentation requires permission from the owner or occupant, which we can help coordinate.
Can you do a follow-up survey after construction?
Yes. A post-construction comparison survey can be added to the scope.
