Pre-Purchase & Pre-Lease Inspections
Tailored inspections for small business owners, tenants and buyers who want to understand a property’s condition before signing a lease or closing on a deal.
Know the space before you commit.
Not every commercial decision needs a full ASTM-style PCA. A pre-purchase or pre-lease inspection gives you a clear, practical picture of a unit or smaller building, focused on the issues most likely to affect cost, safety and day-to-day operation.
Findings are prioritized and explained in plain language, so you can negotiate repairs, clarify landlord responsibilities or walk away with confidence.
Commonly requested for
- Retail, office and industrial lease units
- Small commercial and mixed-use buildings
- Owner-occupied business premises
- Lease-end and move-out condition checks

Common questions
Do I need a full PCA instead?
If a lender requires ASTM E2018-24 reporting, or the property is large or complex, a PCA is usually the right fit. If you are unsure, ask us and we will recommend a scope.
Can you review lease responsibilities?
We document conditions and flag items commonly addressed in lease negotiations. Legal interpretation of your lease should come from your lawyer or advisor.
How soon can you inspect?
Tell us your deadline when you request a quote and we will do our best to fit your timeline.
